Originally a barn, Villa San Gimignano lies on the ‘Via Francigena’, the old medieval Pilgrim route that leads from northern Europe to Rome. The property still maintain its original and classical style, with old Tuscan windows, attractive internal brickwork, wooden beams and the terra-cotta tiles on the floors. The villa has stunning views of the surrounding countryside, dotted by cypresses and vineyards which produces one of the most famous wines of this territory: the 'Vernaccia of San Gimignano'.
The house can be reached by a 800m unpaved road (not suggested for sport cars), which leads to the small village of Pancole, and a lovely garden of over 1800 mq, with roses, fruit trees and aromatic herbs. The large rectangular salt water pool (7x14) is harmoniously set in splendid grounds and surrounded by a sun terrace with comfortable sun loungers and parasols at the guests' disposal. Al fresco lunches and dinners can be enjoyed with a good glass of wine combined with a tasty “bistecca”, thanks to the barbecue area in the garden.

The villa is set all on one floor with a few steps here and there and with its 200 mq can accommodate up to 8 people. The predominant colours that characterize the interiors of the house are yellow ocher and old rose.
The old style Tuscan furniture of the living room adds even more charm to this typical country villa: the interiors are light and airy: the living area is furnished with comfortable leather sofas and satellite TV. Above the living room there is a wooden-floor gallery with a sofa and a reading corner, ideal for relaxing or listening to music. Through a stone arch (1 step down) you can access the kitchen, fully equipped with a large table for 12/15 people and a typical wood-burning oven to experience the preparation of tasty pizzas. On the other side of the living room, there are the 4 bedrooms and the 3 bathrooms with all the facilities.
A spiral staircase connects the ground floor to the laundry area (washing machine, iron and ironing board).
The villa is air conditioned in all bedrooms.

Villa San Gimignano is an ideal place for living the typical Tuscan atmosphere, immersed in the countryside and surrounded by typical hamlets such as San Gimignano. Privacy, splendid panoramas and space are the strong points of this property. We remember that the access to the villa is granted by a 800m unpaved road.

The property can only be booked from Saturday to Saturday (except in some periods of mid and low season where the minimum stay is 3 nights)

Included in the price: Utilities: gas, water, electricity (not air conditioning); use of cot/high chair for children under 3 years (max 3); free Internet Wi-fi; bedroom & bathroom linen; weekly change of linen; use of laundry; private parking; swimming pool towels; pool and garden furniture.

Excluded from the price: final cleaning (150,00 €); air conditioning usage (200,00 €/week); midweek cleaning (on request, 15,00 € per hour); heating (on request - with meter calculated 5,00 € per m3); tourist tax: € 1,50 pp per night - children under 12 years free of charge (validity period from 1 March to 31 October); pets (30,00 €/week per pet).
Security Deposit: Customers are required to pay € 300.00 security deposit upon arrival (cash), which will be returned at the end of the stay deducted from eventual damages.

The property is situated halfway between Florence and Siena, in the quiet and panoramic location of 'Santo Pietro - Pancole' along the ancient Via Francigena Road, 4 km away from one of the most stunning medieval town in Italy, San Gimignano, where you will find all you might need, shops of all kinds included.
The nearest train station is in Certaldo (6 km), from where trains run to Florence every 40 min / 1 h. Certaldo is the birthplace of the 14th century poet Giovanni Boccaccio. His residence is open to the public overlooking the main street of the village and today it is the site of an important library and museum. 
Seaside resorts (such as Cecina, Castiglioncello, Donoratico) are about 1h 30m by car.
