External description:
Tosca is on the second floor (with elevator) of a building placed in Corso Italia, only 5 minutes on foot from the Opera Theatre, 10 minutes from the central station of Santa Maria Novella and moments from the Parco delle Cascine, the biggest park in Florence.

Internal description:
Tosca apartment, 108, is arranged on one floor and has modern, minimalist furniture. In addition, it comes with wooden parquet flooring in all rooms (bathrooms excluded).
Upon entering, on the left, you find the bright living room, furnished with comfortable armchairs, a sofa bed for two people and a flat screen TV.
Not only does the day area feature a big window, but it also has a balcony door opening out onto the first small terrace, provided with a functional dining table: you can see a hint of the river from the terrace!

Walking past you come across the totally white eat-in kitchen, fitted with a dining table, microwave, oven, fridge and water kettle.

The corridor leads to the night area, composed by two bright bedrooms and two bathrooms (one en suite and one with tub). From both bedrooms you get out onto the second rear-facing terrace: narrow but long, it comes equipped with washing machine.

Our opinion:
Tosca apartment suits a family with children or 2 couples of friends looking for a house in a quiet area of Florence. You will be comfortably close to both Santa Maria Novella railway station and the Parco delle Cascine, the ideal spot for your relaxing walks amidst nature.

Not included in the price: Tourist tax of 4,00€ per person (over the age of 12) per night, for the first 7 nights (for information regarding exemptions and reductions, see our F.A.Q. Page); utilities of water, electricity, and gas (for rentals over 30 days) if exceeding € 70.00.

Security deposit: For stays equal to or lesser than 15 days, all clients will have to grant € 300.00 with a valid credit card 7 days before check-in for a pre-authorization. For stays between 16 and 30 days, guests will have to pay €1000.00 7 days before check-in. Prepaid and/or debit cards are not accepted. For rentals over 30 days, special conditions apply.

The apartment is located near the square of Santa Maria Novella. This area of Florence is a 20 minute walk to the main cultural attractions such as the Uffizi Gallery, the Duomo, the Bargello Museum, Piazza della Signoria and Palazzo Vecchio. The area is mainly residential so there is a variety of grocery stores, bakeries, supermarkets, restaurants, bars and cafes.
In the area you will also find the “Stazione Leopolda”, Florence’s former railway station which has been converted into a vibrant exhibition hall used for events such as craft fairs, television and fashion shows and also cultural and business meetings.

Florence city centre is a ZTL zone which means a “limited traffic zone” and therefore special rules apply to when you can enter this area. This particular apartment is in fact located within the ZTL zone so this means that if you are thinking of coming to Florence by car and wish to drive around and park, then you will need to pay special attention to the road signs, CCTV cameras and access cameras (they will show either a red /green light) in order to avoid receiving fines. Guests who need to travel within the ZTL zone by car to reach their apartment are advised to contact one of the private garages in the centre (the one nearest the apartment you are staying in) and obtain a temporary access permit. Upon arrival at the garage, guests must specify their need for access in the ZTL and the garage will then note the vehicle’s number plate and forward it to the appropriate police headquarters.

This property for rent is not a hotel, agritourism, B&B or similar, and therefore by law, extra services similar to those you may find in these types of accommodations, such as a reception, concierge or security, receiving mail, provision of meals and drinks, cleaning and change of linen during your stay, and amenity kits with soaps etc. are strictly prohibited.

  • 5.0/5 We adored Tosca! It became a true home-away-from-home over our extended long-stay here in magnificent Firenze. It really is the balanced ideal for a property in Florence. In the historic center, but tucked away in a peaceful corner of the SMN neighborhood, where the streets are wide, clean, and quiet. It's set a block off the Arno with a gorgeous view up the river, enough to feature a slice of the Ponte Vecchio in the foreground, Piazzale Michelangelo behind, and San Miniato floating above that. The apartment itself is bright, modern, and minimalist --yet not lacking in personality, as what decor is present is well selected. The eat-in-kitchen is spacious and well equipped. The whole space is airy thanks to large windows in every room, with an attractive view out all sides. It's a great base to get out and explore the city, yet welcoming enough to return and feel completely relaxed and familiar. The Windows staff is exceptional. From the booking team (Jennifer), to the guest experience liaison (Thais), to the ground team (Iacopo and co) they employ if you ever need any assistance; every interaction has superseded expectations. Each and every member of their team has been kind, understanding and helpful. All our (many) questions have been met with timely and thoughtful replies. It's not likely, but if you ever do need assistance while in the apartment (like the internet glitches, or something else unexpected), they not only respond immediately, but execute a solution swiftly. We not only highly recommend Tosca, specifically, but are confident to suggest any rental with Windows will only add to the joy of being in Italy.
