Bright and romantic 1 bedroom apartment, located on the mezzanine floor of an elegant residential building.

The apartment is located just a few meters from the historic city center’s walls, in one of the greenest and most exclusive districts of the city: Piazza Maggiore. The most famous monuments are all easily reached on foot, as well as the Rizzoli orthopedic hospital and the marvelous Margherita Gardens.

This apartment of about 55 sq. mt. has been completely renovated and equipped with modern furnishings in March 2018. It is located on the mezzanine floor (without an elevator, with entrance from Via San Mamolo 32, 3 steps down) and overlooks a garden that faces the hills of Bologna, which makes it extremely silent. The floors feature a refined wood-effect porcelain stoneware and the fixtures are of the latest generation.

The heating is independent and adjustable with the thermostat, while the air conditioning, present in each room, provides refreshment during the summer. The bathroom develops in length and some steps at the entrance could cause an inconvenience to those with reduced mobility. In this case we invite guests to contact us for more details.
The entrance opens onto the fully equipped kitchen with an electric oven, a toaster, and a Nespresso coffee machine. In front of the cabinets, you will find a breakfast table for 2 guests with stools. Next to the kitchen is the living room. It is pleasantly spacious and is furnished with a large wooden dining table for 6 characterized by an elegant glossy black top, as well as a vintage piece of furniture complete with a delightful antique lighted mirror. The living area also offers a double sofa bed (140 cm x 200 cm) in front of which you will find the 32" flat screen TV.

The bedroom also overlooks the garden, thus contributing to create an extremely intimate and relaxing atmosphere that pervades the whole apartment. The bedroom is equipped with a comfortable double bed (160 cm x 200 cm) and a wardrobe with 3 doors, one of which is mirrored.

The bathroom has a contemporary and extremely pleasant style, with a glass shower stall, a beautiful marble shelf for the sink as well as wall-hung toilet. During the renovation, a small fresco on the ceiling was discovered which was left exposed. In the front closet you will find cleaning materials and the washing machine.

The apartment is located on Via San Mamolo, about 10 minutes walk from Piazza Maggiore, and is immersed in the quiet and elegance of one of the most exclusive areas of Bologna, in a district surrounded by greenery at the foot of the famous Bologna hills, where there are beautiful roads surrounded by gentle slopes and fields of wheat; a location dedicated to those seeking the utmost tranquility during their stay. Nearby is the Rizzoli Hospital and the most renowned private clinics of the city, as well as the beautiful park of the Margherita Gardens.

A short distance from the apartment are also some of the most exclusive places in the city such as the renowned bistro del Re Sole, the restaurant Panoramica with its terrace, and Codivilla 10 with its picturesque panoramic view overlooking the city. Less than 200 meters away, there are also numerous commercial activities, pharmacies, supermarkets, kiosks and the famous Via d'Azeglio, one of the most exclusive shopping streets in Bologna, full of boutiques and shops.

Public transportation:
The apartment is located in a position that is well connected to the rest of the city by public transportation thanks to the buses that pass through Via San Mamolo and Viale Aldini. This allows you to directly reach the historic city center (in less than 5 minutes), the station (in about 20 minutes) and the Bologna Fair (in about 30 minutes).

Parking:
The apartment is located outside the ZTL zone so you can access it with your car without problems. You can park for free on the street from 6:00 pm to 8:00 am, while during the day, you will need to pay an hourly rate in the spaces marked by blue lines. A 10-minute walk from the apartment is the STAVECO car park with the possibility of monthly passes at € 180 or € 12 daily.
