This 160 / 1722 sq.ft apartment is located on the first floor, no elevator - 30 steps to climb, and is spread out over one level. Renovated and furnished in a contemporary style, it can accommodate up to 4 people and has 2 bedrooms and 2 bathrooms. The apartment opens onto a corridor that leads to the various rooms of the house. The first bedroom on the left is currently used as a study, but it can be used as a third bedroom for a maximum of 2 additional people upon request. The first room to the left of the corridor leads to the kitchen, which is well equipped with a dishwasher, 4 gas burners, and an oven with microwave functions. Here there is also a dining table for 4 people. Connected to the kitchen is the living room, with flat screen TV, which is also connected to a terrace furnished with table and chairs. Going back to the corridor you can reach the sleeping area where the two bedrooms are. The first bedroom has two single beds (not joinable - width 90 cm each) while the second has a double bed (not splittable - width 160 cm). Next to this room is the little studiowhich is perfect to work from home. At the end of the corridor there are two bathrooms. The first has a shower while the second has a bathtub with Jacuzzi.

Minimum stay: 30 nights.

Air conditioning: 2 splits, in the kitchen and in the living room. The bedrooms have ceiling fans.

Pricing Information:
Included in the price: final cleaning, towels and sheets provided, condominium fees, and agency fees.
Not included in the price: utilities of water, electricity, and gas; fee for registering the contract (which in accordance to Italian law must be written in Italian), for rentals over 30 days, equal to 1% of the total rental price (with a minimum fee of € 33.50) plus tax stamps.

Security deposit: For stays between 30 and 45 days, guests will have to pay €1000.00 7 days before check-in. Prepaid and/or debit cards are not accepted. For rentals over 45 days, special conditions apply.

The Florence city center is a ZTL zone which means a limited traffic zone and therefore special rules apply to entering this area. This particular apartment is not located within the ZTL which is an advantage, meaning that driving to the apartment and parking nearby is fairly easy. Nearby the apartment you will find adequate on street parking, which you will pay for between 8:00 am to 8:00 pm approx. When seeking on-street parking please note that you must only park in blue lined bays as the white lined bays are for resident permit use only. Parking costs vary within the city with the highest charges being found towards the centre of Florence. If you prefer, you can park in a private garage or choose one of the several car parks (usually underground).

The apartment is located a few steps from Porta Romana, just outside the ZTL zone, which marks the end of the famous Oltrarno district. The name “Oltrarno” literally means “beyond the Arno” and this neighborhood which stretches along the south bank of the river represents a different facet of Florence than that of the area near the Duomo. The Oltrarno perhaps displays the true character of Florence and in general is slightly quieter, greener, and more relaxed than the other districts of Florence. Indeed many tourists tend to choose the Oltrarno for this reason. Traditionally an artisans’ quarter, the Oltrarno still boasts today many lovely antique shops and artisans’ studios (in particular furniture and leather-workers) and Via Maggio remains the focus of Florence’s thriving antique trade.
Over time the Oltrarno became a rather chic area and many aristocrats chose this neighbourhood to build their villas and palaces, the largest of these being the Pitti Palace, which became the home of the various Grand Dukes. Today this sumptuous palace houses several important museums which rank amongst the best in Florence. Other major sights the Oltrarno has to offer are the Cappella Brancacci with its fabulous frescoes, Piazzale Michelangelo with its breath-taking views over Florence, the magnificent church of San Miniato, (one of the highest points in the city of Florence and also one of the best examples of Romanesque architecture in Tuscany) together with the most famous and oldest bridge in Florence, the Ponte Vecchio, home to a glittering array of jewellery shops and goldsmiths.
Extending up the hill from the Pitti Palace are the formal Boboli Gardens, an outdoor museum of garden sculpture that includes Roman antiquities as well as 16th and 17th century works. The Oltrarno is famous for its wine bars such as Olio & Convivium, authentic trattorias serving typical Tuscan cuisine, including Il Santo Bevitore, I 4 Leoni, and Il Magazzino, not to mention the wonderful fresh produce market held every morning in Piazza Santo Spirito. For those choosing an apartment in this area the Oltrarno quarter also offers a variety of grocery stores, pastry shops, bakeries, gift shops, and much more.
