Villa Valle is situated on the hills in the province of Pisa, around 13 km from the town of Pontedera, where all the necessary services (shops, banks, restaurants, and post office) can be found. Its location is particularly favourable; with the nearby motorway network you can easily reach the major cities of art and tourist spots in Tuscany (Florence 1 hour, Lucca 1 hour, San Gimignano 40 minutes, Pisa 25 minutes, Volterra 40 minutes, Siena 1½ minutes). It takes only 30 minutes to reach Pisa International Airport.
EXTERNAL DESCRIPTION:
The villa is immersed in a large park with cultivated olive trees and is surrounded by a extensive field that has a charming view and total privacy. It has been thoroughly restored, creating perfect harmony between its modern comforts and original feel. Between the main building and the annex runs an open terrace, where you will find a 12mt x 7mt heated swimming pool with its own sun terrace and spa as well as an outdoor dining area with barbeque. The buildings are set in the private, enclosed garden featuring a large area of lawn interspersed with trees and attractive flower beds and a bocce court. Pool towels and sun loungers are provided.

INTERNAL DESCRIPTION:
The villa is set on two buildings, and in addition there are many charming external areas that are ideal for al fresco lunches and dinners. Main Building. On the ground floor you will find a large kitchen with breakfast area, fully equipped, of the kitchen there are a utility room and some storage space and a laundry room, a sun room opening onto the swimming pool area: furnished with comfortable armchairs, a dining room seating 12 people and a large drawing room with open fireplace. A powder room complets the floor. On the first Floor you will find: three double bedrooms with dressing areas and ensuite bathrooms (all with bath and walk in shower); one twin bedroom with dressing areas and ensuite bathrooms (all with bath and walk in shower), up to the tower (split level) there is the master bedroom and ensuite bathroom with large bath and double walk in shower. The annex building includes on the ground floor a small sitting area a fully equipped kitchen with breakfast table, a storage room with washing machine, a bathroom with shower. On the first floor one double bedroom, one single bedroom, one bathroom with shower .

Amenities: Enclosed park, electric gate, private swimming pool (12 m x 6 m), independent heating system, air conditioning, telephone, T.V., washing machine, dryer, iron and ironing board, hairdryer in each bedroom. At the villa there are several parking spaces at your disposal. The large kitchen is equipped with: burners, traditional oven, refrigerator, freezer (there is also a second refrigerator), dishwasher, American coffee maker, Italian coffee maker, microwave, electric kettle, toaster, crockery, various serving dishes for up to 24 guests, pots, and all the most useful and practical cooking utensils. ll bedrooms throughout have own TVs. Baby bed can be provided upon request. There are mosquito nets covering all windows. |

Seasons:
High season: from on June 21 to September 20.
Middle season: from on March 15 to March 28, from on May 3 to June 20 and from September 21 to October 31.
Low season: from on January 21 to March 14, from on March 29 to May 2 and from November 1 to December 31.
Conditions:
Included in the price: bedroom, bathroom, and kitchen linens, with change of linens twice a week; daily maid service 36 days per week, 4 hours per day.
