LOCATION:
The Villa is located in Tuscany, in the Versilia seaside. It’s on the panoramic hill of Pedona at 165 meter form the sea level (from which you can see a beautiful view of the sea and seashore) and it’s surrounded by a nice pine grove of 6 hectares around. The little village of Pedona is one km. far, on top of the hill; the town of Camaiore is only 4 km. far, a few minutes’ distance by car, where you will find all the commodities and the main shops: restaurants, post office, banks, pharmacies. . . Camaiore is a very nice antique town and an historical Latin camp: as a matter of fact its name means “campus maior” (bigger camp). The villa is in middle of the Apuan Alps, very close to the Viareggio and Lido di Camaiore beaches (7,5 km. far and 15 minutes’ distance by car) and to the most famous high society and star spot Forte dei Marmi (17 km. far). A tennis club is only 4 km. far, the Forte dei Marmi Golf Club is only 10 km. far
It’s very easy to reach the touristic spots in Tuscany: Lucca and Pietrasanta are only 25 and 15 km., Florence is around 90 km., Siena and the Chianti region are around 150 km. Rome is 330 km to the south.

EXTERNAL DESCRIPTION:
The Villa is found on the pine grove of Pedona hill, overlooking the Apuan Alps and the Camaiore valley. The whole area is very exclusive with only a few private villas around, and the 6 hectares of private wood can assure the tenants a complete privacy.
In the beautiful garden of the villa there is a private swimming-pool, a bathroom with shower, a fire place and a barbecue. From the garden some private paths lead through the wood to the hill. A wide not covered car parking is available.

INTERNAL DESCRIPTION:
This beautiful and characteristic villa, is set on three levels plus an annex, and can sleeps up to 10 people in 4 bedrooms. The entrance to the lower level opens onto a large living room overlooking the swimming pool. Here there is a living-room area with TV set and three couches, a fireplace, a table that seats 8, an equipped kitchen corner with wood stove and a bathroom with shower. Beside this a rustic tavern with a table that seats 8 and a wine collection of around 100 bottles of wine and spirits available (as an extra) for the clients.
Connected by a internal stair, but also with a main entrance from the parking area, the upper level has a large and elegant living room with satellite TV, big fire place and crystal dining table, a complete kitchen corner and a studio area with fax, printer and pc. The living room is connected to a partially covered terrace (with table and seats) overlooking the swimming pool.
In the third level is the night area with 3 bedrooms. The master bedroom with satellite TV, terrace and en suite bathroom with Jacuzzi bathtub, a double bedroom with terrace overlooking the swimming pool and bathroom with shower, a twin bedroom with little TV and bathroom with shower. Finally there is a large walking closet and a bathroom with shower to complete this level of the villa.
The annex is just beside the villa and has a living room with fire place and TV set, a pool out sofa bed, a table that seats 4, an equipped kitchen corner. The master bedroom has a nice stone wall and wooden ceiling, the bathroom has a shower.
This very beautiful villa is the ideal place to rent for a relaxing holiday on the seaside in Tuscany.

The Holiday House is designed to meet your every need: the kitchen is equipped with a gas stove, traditional oven and microwave, wood stove, ice maker, dishwasher, and refrigerator, washing machine, iron and ironing board. All bedrooms are equipped with mosquito nets at windows. The villa is also well provided with linen for the bedrooms and the bathrooms, as well as pool towels. Satellite Television (sky subscription), telephone, high speed adsl internet connection, barbecue, pizza oven (also available as an extra a pizza cook to prepare nice dinners and parties outdoor).
Staff service for housekeeping 3 hours a day. Check in, check out and concierge assistance from an English speaking trust person. The villa is not equipped with air conditioning, but as being at 165 meter form the sea level, is naturally cool.
