The Villa is located in Tuscany, in the Maremma seaside, in the exclusive pine grove beach front estate of Roccamare, near the town of Castiglione della Pescaia (a few minutes’ distance by car, 10 minutes by bicycle on the cycle path), where you will find all the commodities and the main shops: restaurants, post office, banks, pharmacies. . . The villa is very close to the two tennis clubs in Roccamare, and the famous Punta Ala Golf Club (where you will be asked to present a letter of reference from your local golf club.
It’s very easy to reach the touristic spots in Tuscany: Florence is around 150 km. to the north, and Siena and the Chianti region are around 90 km to the east. Also Rome is only 200 km to the south.

EXTERNAL DESCRIPTION:
The Villa, belonging to a famous name in the fashion business, is found on the grounds of a beautiful garden with swimmingpool, just 50 meters from the sea and the white sandy beach front, one of the most beautiful in Tuscany . The pine grove estate of Roccamare and its beach are private and closed off to the public, with only owners and guests of the estate’s villas gaining access via the security guard at the entrance to the park.
In the 3.500 s.m. garden of the villa there is a private swimmingpool with a pool house with changing room, bar and bathroom with shower. From here a private path leads through the pine grove to the sandy beach, where you will find a private area with changing room, beach hut, table and lawn chairs.

INTERNAL DESCRIPTION:
This wonderful modern villa, fully renovated in 2002, is set on two levels, and can sleeps up to 14 people in 7 bedrooms: the eighth bedroom is for the staff. The entrance to the main level opens onto a large space that composes the living room with fireplace (which looks on to the swimming pool), and the dining room, which seats twelve. Both the living room and the dining room have French windows that open onto the equipped patio, where you will find a barbeque and an outdoor dining table. Also leading off from the entrance is a fully equipped, large and very practical kitchen. All the rooms are extremely bright and spacious.
Also on this level is the night area, with 3 bedrooms; the master bedroom with en suite bathroom with bathtub and 2 double bedrooms that both have en suite bathrooms with shower. All three bedrooms have direct access to the garden or to the patio. Finally, there is a guest bathroom (sink and water close) to complete this level of the villa.
The lower level has a large lounge that faces the garden, plus 4 bedrooms (2 master bedrooms and 2 twin bedrooms), each with private bathroom (3 have a bathtub and 1 has a shower). There is also a staff bedroom with bathroom and shower.

The Holiday House is designed to meet your every need: the kitchen is equipped with a professional gas stove, traditional oven and microwave, dishwasher, and refrigerator. The laundry room is equipped with washing machine, iron and ironing board. All bedrooms are equipped with mosquito nets at windows. The villa is also well provided with linen for the bedrooms and the bathrooms, as well as pool towels. Television, telephone, barbecue.
The staff service is included (10 hours a day, 6 days a week, sunday excluded): a maid to take care of tasks such as cleaning and laundry, and a cook to prepare lunch and dinner. Personal laundry and staff service on sunday on request (11,00 Euro per hour). Three bedrooms in the upper level are equipped with air conditioning, but all the villa, as being on the sea front, is naturally cool.
