The Villa is located in Tuscany, in the Maremma seaside, in the exclusive pine grove beach front estate of Roccamare, near the town of Castiglione della Pescaia (a few minutes’ distance by car, 10 minutes by bicycle on the cycle path), where you will find all the commodities and the main shops: restaurants, post office, banks, pharmacies. . . The villa is very close to the two tennis clubs in Roccamare, and the famous Punta Ala Golf Club (where you will be asked to present a letter of reference from your local golf club.
It’s very easy to reach the touristic spots in Tuscany: Florence is around 150 km. to the north, and Siena and the Chianti region are around 90 km to the east. Also Rome is only 200 km to the south.

The Villa, belonging to a famous name in the fashion business, is found on the grounds of a beautiful garden, just 60 meters from the sea and the white sandy beach front, one of the most beautiful in Tuscany .
The pine grove estate of Roccamare and its beach are private and closed off to the public, with only owners and guests of the estate’s villas gaining access via the security guard at the entrance to the park.
From the 3.500 s.m. garden of the villa a private path leads through the pine grove to the sandy beach, where you will find a private area with changing room, beach hut, table and lawn chairs.
INTERNAL DESCRIPTION:
This wonderful villa is set on two levels and can sleeps up to 10 people in 5 bedrooms and is on two levels.
From the garden a beautiful external stoned stair leads to the entrance to the main upstairs level that opens onto a hall with couches and onto a studio with tv set. The living room is very large with a fireplace and three couches and armchairs, and the dining room, which seats ten. Very bright French windows open to the huge external patio, which looks on to the garden, and where you will find different sitting areas, a barbecue and an outdoor dining table. The patio is half covered, providing a sunny area and a very fresh and resting area in the shade. Also leading off from the entrance is a fully equipped and very practical kitchen, connected to a rear patio with dining area. All the rooms are extremely bright and spacious.
On this level there are 4 bedrooms and 4 bathrooms available for the clients. In the left wing of the villa there is a double bedroom with French window opened to the patio and en suite bathroom with half bathtub (where is possible to take a shower), a double bedroom with French window opened to the patio and with a big bathroom with bathtub, and a twin bedroom with French window opened to the garden and with en suite bathroom with both bathtub and shower. All three bedrooms have direct access to the garden or patio.
Beside the kitchen, in the central wing of the villa, there is a bathroom with shower and a forth twin bedroom with French windows opened to a terrace facing the rear garden. A fifth bedroom is reserved for staff use.
Finally, there is a a guest bathroom and an utility room, to complete this level of the property.
The lower level has a very large garage for two or three cars also usefull as an utility room, a laundry area with washing machine, and a staff bathroom.
From the garden a private path leads through the pine grove to the sea and the sandy beach, where you will find a private gazebo with beach hut and table.

Amenities:
The Holiday House is equipped with television, barbecue, two gas stoves of 4 fires each, two traditional ovens, dishwasher, big refrigerator with freezer. The villa is also well provided with linen for the bedrooms and the bathrooms.
The staff service (a maid person and a cook 8 hours a day, 6 days a week) is included in the price. The villa is not equipped with air conditioning, as being on the sea front it is naturally cool.
