External Description:
Located on the second floor, without elevator , of a building on via della Scala. Its location is particularly strategic, close to the main train station Santa Maria Novella, and about 5 minutes from the church of Santa Maria Novella. It is also extremely easy to reach the Lungarno rivers, via Tornabuoni, the Duomo, and Ponte Vecchio. The community theater is also about a 5 minute walk away. In the area around the apartment there are excellent restaurants, bars, and mini supermarkets.

Internal Description:
The apartment (88 / 947 sq.ft) has 2 bedrooms, can host up to 4 people and has 2 complete bathrooms, one with shower and the other one with bathtub. Upon entering the apartment the guests will discover the living room, with dining area and a well equipped kitchen. From this room, which is excellent to spend every moment of the day, a corridor leads to the first bathroom with shower located on the left. At the end of the corridor there is an atrium that connects the two bedrooms and a full bathroom complete with bathtub. Both bedrooms are quiet because they overlook a quiet internal courtyard and are well separated from the living area. The apartment is provided with air conditioning that is granted with 3 portable units: in both bedrooms and the living room.

Our Personal Opinion:
Ideal for a family or for two young couples for short or long term rentals. The proximity to all the monuments and, at the same time, to the central station of Santa Maria Novella, makes this apartment ideal if you wish to explore Tuscany and Florence at the same time using the train.

Excluded from the price: city tax (2€ per person only over the age of 12 - per night for the first 7 nights); utility bills for rentals over 30 days if exceeding 200,00€ per month (difference calculated on meter readings); contract registration fee for rentals over 30 days. The contract is in the Italian language and the fee is equal to 1% of the total rental price (with the minimum fee being 33,50€) plus 30,00€ for revenue stamps.

Security Deposit:
All clients staying up to 14 days will have to grant 300,00€ as deposit with a valid credit card, while for stays between 14 days and 60 days the guests will have to grant 1000,00€ as deposit with a valid credit card (prepaid cards are not accepted). The apartment is located near the square of Santa Maria Novella. This area of Florence is a 20 minute walk to the main cultural attractions such as the Uffizi Gallery, the Duomo, the Bargello Museum, Piazza della Signoria and Palazzo Vecchio. The area is mainly residential so there is a variety of grocery stores, bakeries, supermarkets, restaurants, bars and cafes. In the area you will also find the “Stazione Leopolda”, Florence’s former railway station which has been converted into a vibrant exhibition hall used for events such as craft fairs, television and fashion shows and also cultural and business meetings. The Parco delle Cascine, Florence’s largest public park popular with walkers, joggers, horse riders and families, is also just 10 minutes away by foot. For people choosing an apartment in this area, there are plenty of food stores otherwise known as “alimentari”, supermarkets, laundrettes, banks, pharmacies and individual gift shops not to mention the fact that you are very close to the main bus, tram, coach and train terminal, Santa Maria Novella.

Florence city centre is a ZTL zone which means a “limited traffic zone” and therefore special rules apply to when you can enter this area. This particular apartment is in fact located within the ZTL zone so this means that if you are thinking of coming to Florence by car and wish to drive around and park, then you will need to pay special attention to the road signs, CCTV cameras and access cameras (they will show either a red/green light) in order to avoid receiving fines. Guests who need to travel within the ZTL zone by car to reach their apartment are advised to contact one of the private garages in the centre (the one nearest the apartment you are staying in) and obtain a temporary access permit. Upon arrival at the garage, guests must specify they need access for the ZTL and the garage will then note the vehicle’s number plate and forward it to the appropriate police headquarters.
