Villa I Grifoni is a magnificent villa with private pool built on the hillside in front of the lovely town of Todi. With 5 bedrooms this panoramic property can sleep up to 10 people and is surrounded by a gardens full of ancient olive and oak trees.

External Description:
A beautiful driveway leads to this wonderful villa which has a lovely garden full of flowers. In front of the main entrance, there is a flower bed with an ancient olive tree surrounded by beautifully smelling rosemary plants. To the right, perched on an ancient travertine block, there is an old wooden cart that in the summer brims with colourful flowers and to the left, a small lawn with a well. On the back of the villa, in front of the swimming pool, a veranda covered with Jasmine vines gives protection from the warm rays of the sun and makes the area ideal for al fresco dining as well as providing an enchanting view of the Umbrian hills and Todi. Next to the pool there is also a comfortable hammock. The garden is equipped with deck chairs for sunbathing and 2 chaise-longue. On the left, towards the mountain, there is an area equipped with a wood oven and barbecue and is just perfect for creating group lunches and dinners for cooking pizzas and grilled meats. A terracotta staircase surrounded by olives trees, rosemary and herb plants leads to an area just above the main level of the villa where you will find a large wooden gazebo, equipped with an wrought iron table that seats 12 and a ping-pong table. The outdoor area of the villa is completed by a practical bathroom with both hot and cold shower.

Internal Description:
The villa (380 sq. m / 4090 sq. ft) has a total of 5 bedrooms and 6 bathrooms and is on divided on to two floors. The whole villa is built with local materials and is characterized by beautiful stone walls, both inside and out, and the ceilings are made from terracotta tiles and large wooden beams. Both the living and sleeping areas are decorated with antique doors and furniture, embellished with fine fabrics, which creates a very pleasant and warm atmosphere.
The ground floor of the villa consists of a naturally cool lounge with fireplace overlooking the valley of Todi, another lounge overlooking the swimming pool and the lawn and a dining room which can accommodate up to 12 people. An old wooden door leads to the wonderful stonework kitchen, equipped with a large fridge, hob with five burners, oven and dishwasher. The kitchen also boasts a large marble sink. Furthermore, on the ground floor near the main entrance, there is a small closet and a bathroom with shower, all in stonework.
A stone staircase leads to the upper floor where you will find a landing lit by two huge iron wall chandeliers and an authentic wooden and leather bellow on the wall. Right in front of the stairs, you will find the first spacious double bedroom that offers wonderful views over the valley of Todi, complete with en suite bathroom and walk-in closet. The room has a lovely fireplace, air conditioning split and a small covered loggia. Along the carpeted corridor furnished with several paintings is the second bedroom, which overlooks the front of the villa with a spacious wooden cabinet. A lovely hallway leads to a bright bathroom with shower and another bedroom, equipped with a anti-room, complete with en suite bathroom with shower. This room is characterized by various elements in travertine (portal and capitals in stone), and a lovely stone work bathroom, lit by an impressive antique wrought iron wall lamp, decorated with vines, grapes and leaves. This room is equipped with a large built-in wardrobe. Still on the first floor, but on the other side of the villa, towards the garden and the swimming pool, there are two further bedrooms. There is also another room on this floor which can be turned into a bedroom (there are two beds, which can be put together to form a double) and a nice bathroom with shower. The room apart from being very bright is equipped with an antique wooden chest of drawers and a wooden wardrobe with antique door. The last room in the villa, isa bit smaller than the previous one and has a bathroom and wooden wardrobe. This room can also be set up with either two single beds or one double.

Our Opinion:
Villa I Grifoni is a splendid villa in Umbria for a relaxing family holiday and its location allows you to visit so many towns and villages rich in culture and renowned for their special history and traditions, all of which immersed in such a charming and unspoilt countryside.

Pricing Information:
Included: Linens for bedrooms and bathrooms with change of linens once a week (Wednesdays), final cleaning, gas and water bills, and electricity up until 300 KW per week, maintenance and cleaning of the pool twice a week.
Excluded: Electricity over 300Kw per week, heating (if necessary), wood for the fireplaces / barbecue / wood oven.
Extra services upon request: daily cleaning of the pool € 100,00 per week; daily housekeeping (4 hours a day) € 280,00 per week; heating (if necessary) 60,00€ a day; wood € 15,00 per week.

Security Deposit: For all rentals a security deposit of 1000,00 € is required in cash upon arrival. The amount will be refunded to the client, minus any extras or damages that are required to be paid for, upon departure. Furthermore, all clients are required to sign a form upon arrival where the clients should write all their personal information including the details of a valid credit card that is required just as a precautionary measure in the event of the any damages being found after departure.

Villa I Grifoni is situated in a commanding position overlooking the beautiful Tiberian valley, just 12 Km from the wonderful town of Todi. Just 3 Km away is the village of St. Terenziano, where you will find the post office, three banks, two small supermarkets, a bakery, a butchers shop and various other shops and amenities. Approximately 1 Km away you will find the ancient village of Grutti, also home to a supermarket and butchers. Nearby, there is also the restaurant called Le Noci, where you can enjoy truly superb local dishes. The villa is completely surrounded by greenery and is located near the main road networks leading through Umbria or up towards Tuscany which allows guests to travel to all the main cities and attractions very easily indeed. Perugia is just 50 Km away, Lake Trasimeno 70 Kms, Orvieto 47 Kms and within a radius of 20 - 30 Km you can visit the wonderful towns of Spoleto, Spello, Montefalco and Bevagna. What is more, Rome is only 150 Kms away and can be easily reached via the E 45 and the A1 motorways.
