External Description:
Located on the first floor of a nice building on a very quiet road. The area is also very peaceful as it is situated on the outskirts of Florence near Porta Romana and is located next to the gardens of the Art Institute. The area is mainly residential and is easy to find parking.

Internal Description:
The apartment (75 sq. m/807 sq. ft) has 1 bedroom and 2 bathrooms and can comfortably accommodate up to 4 people. Bobolink Deco is a carefully renovated apartment characterized by top architecture and designer furnishings. The apartment is split on two floors. On the first floor you will find the living room, the kitchen with dining area and bathroom. On the second level there is an open room (loft) and the bedroom with its ensuite bathroom with bathtub.

First Floor: The living room has been furnished with particular expertise and the furniture is custom-made. The furniture consists of lamps and other unique antique pieces placed next to a gas fireplace. There is a 32 " LED TV with decoder SKY, Blue Ray DVD player and a Bose portable music station for Ipods/ Iphones to entertain guests. A patio door from the living room provides access to the balcony where you can a little table awaits guests and that seems designed for a pleasant break outdoors overlooking the Villa dell’Ombrellino. The kitchen with floor inserts in travertine has a unique design and is fully equipped. The kitchen furnishings are a masterpiece of design as the table is a Saariner in calacatta gold marble, Kartell chairs and closet pantry dating back to the 1920’s. The area is also illuminated by a beautiful lamp called Arco di Castiglioni. The bathroom concludes the first level and is equipped with a shower stall designed by Inda and lighting is by Artemis.

Second Floor: On this floor there is a bedroom in the loft with a Flou sofa bed which can be either single or double. The bedroom has a double bed, a 32 " LED television with decoder SKY and designer ensuite bathroom with stylish bathtub. Both bathrooms are of the same standard. The bathroom has been lined with the prestigious Bisazza mosaics which are reflected in the designer mirror created by Antonio Lupi. The room overlooks the living room thanks to a unique skylight that allows a bit of privacy and from which you can see an authentic hanging lamp created by Danish designer Bruno Munari.

Our Personal Opinion:
The apartment is characterized by an elegant design which makes the property very unique. Plus, thanks to its location the apartment offers guests the perfect opportunity to relax whilst not being too far away from the heart of the city and all it’s main tourist attractions. Easy parking in the area.

Included in the price: utility bills for rentals up to 60 days, final cleaning, condo expenses, agency fee and taxes
Excluded from the price: utility bills for rentals over 60 days (charges based on meter readings); 30,00€ per month for Internet service over 60 days, contract registration fee for rentals over 30 days. The contract is in the Italian language and the fee is equal to 1% of the total rental price (with the minimum fee being 33,50€) plus 30,00€ for revenue stamps.

Security Deposit:
All clients staying up to 14 days will have to grant 300,00€ as deposit with a valid credit card, while for stays between 14 days and 60 days the guests will have to grant 1000,00€ as deposit with a valid credit card (prepaid cards are not accepted). Destinations

Located near Porta Romana, on the hill which eventually leads up to Piazzale Michelangelo. The road it is on is Via del Baluardo, and it is fairly quiet and is part of the Oltrarno district in Florence’s historic city. The name “Oltrarno” literally means “beyond the Arno” and this district which stretches along the south bank of the river represents a different facet of Florence to that which is found near the Duomo. The Oltrarno perhaps displays the true character of Florence and in general is slightly quieter, greener and more relaxed than the other districts of Florence. Indeed many tourists tend to choose the Oltrarno for this reason. Traditionally an artisans’ quarter, the Oltrarno still boasts today many lovely antique shops and artisans’ studios (particularly furniture and leather-workers) and Via Maggio remains the focus of Florence’s thriving antiques trade.
Over time the Oltrarno became a rather chic area and many aristocrats chose this neighbourhood to build their villas and palaces, the largest of these being the Pitti Palace, which became the home of the various Grand Dukes. Today this sumptuous palace houses several important museums which rank amongst the best in Florence. Other major sights the Oltrarno has to offer are the Cappella Brancacci with the fabulous frescoes of Masaccio, Piazzale Michelangelo with its breath-taking views over Florence, the magnificent church of San Miniato, (one of the highest points in the city of Florence and also one of the best examples of Romanesque architecture within Tuscany) together with the most famous and oldest bridge in Florence, Ponte Vecchio, home to a glittering array of jewellery shops and goldsmiths.
Extending up the hill from the Pitti Palace are the formal Boboli Gardens, an outdoor museum of garden sculpture that includes Roman antiquities as well as 16th and 17th century works. The Oltrarno is famous for its wine bars such as Olio & Convivium, authentic trattorias serving typical Tuscan cuisine, including Il Santo Bevitore, I 4 Leoni and Il Magazzino, not to mention the wonderful fresh produce market held every morning in Piazza Santo Spirito. For those choosing an apartment in this area the Oltrarno quarter also offers a choice of grocery stores, patisserie, bakeries, gift shops and much more.

Parking


Florence city center is a ZTL zone which means a limited traffic zone and therefore special rules apply to entering this area. This particular apartment is not located within the ZTL which is an advantage, meaning that driving to the apartment and parking nearby is fairly easy. Nearby the apartment you will find adequate on street parking, which you will pay for between 8:00 am to 8:00 pm approx. When seeking on-street parking please note that you must only park in blue lined bays as the white lined bays are for resident permit use only. Parking costs vary within the city with the highest charges being found towards the centre of Florence. If you prefer, you can park in a private garage or choose one of the several car parks (usually underground).
