External Description:
Located on the third floor, without elevator , 58 steps to climb, of a building on via Palazzuolo. It's location is particularly strategic, close to the main train station Santa Maria Novella, and about 5 minutes from the church of Santa Maria Novella. It is also extremely easy to reach the Lungarno rivers, via Tornabuoni, the Duomo, and Ponte Vecchio. The community theater is also about a 5 minute walk away. In the area around the apartment there are excellent restaurants, bars, and mini supermarkets.
Internal Description:
Modern apartment (70 sq.mt /753 sq.ft) with 2 bedrooms that can sleep up to 4 people and has 2 bathrooms. It takes up two levels: the first level has a spacious and bright living room furnished with modern furniture, a well furnished modem kitchen with a corner dining area with high chairs.A bedroom with double pull out couch and a large closet. The guests can reach the second level from the kitchen using an internal staircase or from the living room using a spiral staircase. Upstairs there is the bedroom with double bed and a small plasma TV. This room is very relaxing and looks upon a sports field.
Our Personal Opinion:
Ideal for a family or for two couples looking for a short term rental. Perfect for those who want a property super close to the wonders of Florence and more importantly, want to be close to the central train station.

Excluded from the price: utility bills for rentals over 60 days (charges based on meter readings); contract registration fee for rentals over 30 days. The contract is in the Italian language and the fee is equal to 1% of the total rental price (with the minimum fee being 33,50€) plus 30,00€ for revenue stamps.
Security Deposit:
All clients staying up to 14 days will have to grant 300,00€ as deposit with a valid credit card, while for stays between 14 days and 60 days the guests will have to grant 1000,00€ as deposit with a valid credit card (prepaid cards are not accepted). The apartment is located near the square of Santa Maria Novella. This area of Florence is a 20 minute walk to the main cultural attractions such as the Uffizi Gallery, the Duomo, the Bargello Museum, Piazza della Signoria and Palazzo Vecchio. The area is mainly residential so there is a variety of grocery stores, bakeries, supermarkets, restaurants, bars and cafes. In the area you will also find the “Stazione Leopolda”, Florence’s former railway station which has been converted into a vibrant exhibition hall used for events such as craft fairs, television and fashion shows and also cultural and business meetings.

Parking
Florence city centre is a ZTL zone which means a “limited traffic zone” and therefore special rules apply to when you can enter this area. This particular apartment is in fact located within the ZTL zone so this means that if you are thinking of coming to Florence by car and wish to drive around and park, then you will need to pay special attention to the road signs, CCTV cameras and access cameras (they will show either a red/green light) in order to avoid receiving fines. Guests who need to travel within the ZTL zone by car to reach their apartment are advised to contact one of the private garages in the centre (the one nearest the apartment you are staying in) and obtain a temporary access permit. Upon arrival at the garage, guests must specify they need access for the ZTL and the garage will then note the vehicle’s number plate and forward it to the appropriate police headquarters.
