Tuscany seaside villas. Villa Upupa is a beautiful private villa immersed in the splendid and exclusive pine forest at Roccamare which is fenced off to the public. Villa Upupa is just 200 metres from the sandy beach along the Maremma coastline and just a few minutes drive from the town of Castiglione della Pescaia.

Villa Upupa is immersed in the splendid pine forest of Roccamare which is part of a lovely park and private beach area, fenced off to the general public and with a porter at the gate controlling who gains entry. The area is used only by the owners of the villas and their guests. The sea and white sandy beach (one of the best in Tuscany) is just 200 metres away where you will also find a beach hut and private bungalow (20 metres away) only available for guests staying at Villa Upupa. You will be guaranteed total privacy because access to the beach is limited to just the owners of the villas in that area.

The villa is surrounded by a lovely garden (more than one hectare) with a lovely grass garden and very tall pine trees which is well maintained and looked after by the gardener. The villa is surrouned by a loggia which opens out on to 2 spacious terraces offering a relaxation area. Part of this area is in shade thanks to the pine trees and is a great place to relax out of the heat of the sun. The area is equipped with a stone barbeque for outdoor lunches. The back of the garden has an ample space for parking and for your children to play safely.

This elegant villa is located on a gentle slope but is mainly all on one level. There is a slight difference which means that some of the bedrooms are on a lower level than the rest of the house but they still have views of the garden.

Villa Upupa is a delightful seaside property, redecorated in 2010 in a modern and luxurious style with design furniture and features as well as many unique pieces of art, since the owner of the villa has a passion in art being the Artistic Director of the Modern Art Museum. Villa Upupa can sleep up to 17 people plus one domestic staff in 9 bedrooms : 5 double bedrooms, 3 twin rooms, and 2 single bedrooms. 10 bathrooms: 2 ensuite comprising 4 with a bathtub and 2 with a shower and one with just a toilet, and a further 3 bathrooms (one with bathtub, one with a shower and one toilet).

Internal Description:
The villa has 2 entrances: one which leads into the main living room and the other into the kitchen, which looks onto the terrace and dining room. The ample kitchen is modern and well equipped with ( a 4 ringed hob, traditional oven, microwave, dishwasher, fridge, freezer) and leads onto the dining room which looks out on to the garden making it particularly bright. The dining/sitting room has wooden beams and a small stone fireplace. The walls are decorated with famous modern art paintings and elegant white couches.

On the same level as the dining/sitting room you will find two double bedrooms both with en-suite bathroom (one with a tub, and one with a shower) and large patio windows which give direct access on the gardens, a twin bedroom with en-suite bathroom with shower and large patio windows which give direct access on the gardens and a single bedroom with en-suite bathroom with bathtub and large patio windows which give direct access. There is another bathroom with toilet on this floor too.

On the floor below, which is slightly raised, gives access to the garden, where you will also find a lovely cinema room with video projector and comfortable sofas, three double bedrooms, all with en-suite bathrooms (two with bathtub, and one with a shower) and two twin bedrooms that have a shared bathroom with bathtub. There is also a laundry room and a staff bedroom and bathroom.

Unfortunately the villa does not have air conditioning as it is naturally fairly cool, especially on the lower floor. All of the rooms are very well designed with modern features.

Destinations

The villa is located by the sea along the Maremma coast, in the splendid Roccamare pineforest near to the town of Castiglione della Pescaia (Grosseto). You will also find two tennis clubs nearby as well as an excellent Golf Club at Punta Ala (you need to present a letter asking for permission to become a member first). Florence with it’s international airport is roughly 150 km away to the north, Siena and Chianti around 90 km away to the east and Rome with it’s international airport is roughly 200 km away, to the south. The nearest airport is at Grossetto, 25 km away so a half an hour journey.
