Tuscany seaside villas. Villa Chris is a beautiful private villa immersed in the splendid and exclusive pine forest at Roccamare which is fenced off to the public. Villa Chris is just 200 metres from the sandy beach along the Maremma coastline and just a few minutes drive from the town of Castiglione della Pescaia.

Villa Chris is immersed in the splendid pine forest of Roccamare which is part of a lovely park and private beach area, fenced off to the general public and with a porter at the gate controlling who gains entry. The area is used only by the owners of the villas and their guests.
The villa, with visible stone façade, is surrounded by a lovely garden (one and a half hectares) with a lovely grass garden and very tall pine trees. It is lit at night and is fully fenced off and so is fine if you are bringing your pets with you on holiday. The garden borders the next villas property but it is completely private and secure. Outside you will find a nice loggia with dining table and relaxation area. Part of this area is in shade thanks to the pine trees and is a great place to relax out of the heat of the sun. The area is equipped with a stone barbeque for outdoor lunches. The back of the garden has an ample space for parking and for your children to play safely.
The sea and white sandy beach (one of the best in Tuscany) is just 200 metres away where you will also find a beach hut and private bungalow only available for guests staying at Villa Chris. You will be guaranteed total privacy because access to the beach is limited to just the owners of the villas in that area.
Internal Description:
Villa Chris is a delightful recently refurbished seaside property and well furnished. The villa is not particularly luxurious but the villa has been very well looked after by the owners who stay at the villa each year and so you can be sure that the villa is well equipped and well maintained. Villa Chris can sleep up to 12 people in 6 bedrooms : two master bedrooms, 4 double rooms, 6 bathrooms: 2 with bathtub and 4 with a shower.
The villa, located on a gentle slope, is perfectly aligned and is all on one level on the front part of the villa and on two levels to the back of the villa. All of the bedrooms look onto the garden. The spacious living room with dining room (with seating up to 12 people) is very bright and has direct access through a big French patio door to the garden and relaxation area in the loggia. Next door you will find the well equipped practical and useful kitchen with a serving hatch onto the living room, 4 ringed hob, oven, microwave, dishwasher, washing machine, 2 fridges and 2 freezers, with dining table and access to the back garden, equipped with another table for outdoor lunches.
On the same floor as the living room there are 2 double bedrooms, both with en-suite bathrooms and large patio windows which give direct access on the gardens, a twin bedroom with en-suite bathroom and door leading on to the garden. The main entrance to the house opens out on to a corridor which separates all the rooms. At one end there is a beautiful staircase with decorative majolica tiles which leads to the bedrooms.
On the floor below, which is naturally cool, you will find a further double bedroom with en-suite bathroom, another double bedroom and a small bedroom with two beds placed head to head and two bathrooms each with a shower. All of the rooms are well looked after and bright.
Included in the price: garden maintenance and utility bills, excluding the need to change the gas cylinder in the kitchen (max 40,00 Euro)

Security Deposit: 2.500,00 Euro for weekly rentals, 5.000,00 Euro for monthly rentals (we do not require payment but a guarantee on your credit card and is charged only if any damages or extras are to be paid after the villa is checked after client’s departure).
Destinations
The villa is located by the sea along the Maremma coast, in the splendid Roccamare pineforest near to the town of Castiglione della Pescaia (Grosseto). You will also find two tennis clubs nearby as well as an excellent Golf Club at Punta Ala (you need to present a letter asking for permission to become a member first). Florence with it’s international airport is roughly 150 km away to the north, Siena and Chianti around 90 km away to the east and Rome with it’s international airport is roughly 200 km away, to the south. The nearest airport is at Grossetto, 25 km away so a half an hour journey.

In any case, the villa is naturally fairly cool, especially on the lower floor).
