External Description:
This apartment, on Via della Chiesa, is located on the ground floor, just one step to enter the house, of a historic building dating back to the 15th century. The property is close to Palazzo Pitti and Piazza Santo Spirito, from here you can easily reach all the main monuments on foot. The apartment is located in the historical center of Florence, in a very nice area full of shops, restaurants, antique shops, bars and much more.

Internal Description:
Modern and bright apartment (150 of which about 50 of garden) situated on three levels with 2 bedrooms and 2 bathrooms with shower, and can sleep up to 4 guests.
The entrance to the apartment opens onto the living area where the living room is located (the house does not have televisions, but there is a projector). Also on this level is the well equipped kitchen with 4 gas burners and a large French door that gives access to the garden where you will find a table for four and an umbrella.
From this level you can climb the stairs and you will find a small living room in the mezzanine, which overlooks the floor below, where there is a projector. On the right of the projection room you will find the first double bedroom which is not separated by a door (180 cm wide mattress - not splittable), and this room doesn't directly overlook the living room below. This bedroom has its ensuite bathroom complete with shower. From the ground floor you can also go down more stairs that will lead you to the lower floor (ceiling height 2.40 mt) in which you will find the second bedroom with two single beds (90cm wide - joinable) with its own ensuite bathroom with shower. In this bathroom there is also a washer and a dryer.

Garage: Dimensions: width: 220cm, length: 430cm. It is suitable for a compact to small compact sized car. For rented cars, the category is probably a compact (European standards). However, the street is narrow so it takes some manoeuvring to get in and out of the garage. Please mention if you will be requiring the garage during your stay when making a booking request and remember that you will need a special permit to enter the ZTL zone of the city center.

Pricing Information:
Included in the price: Utilities included up to € 150.00 (for stays up to 30 days), final cleaning, towels and sheets provided, condominium fees, and agency fees.
Not included in the price: Tourist tax of 3,00€ per person (over the age of 12) per night, for the first 7 nights (for information regarding exemptions and reductions, see our F.A.Q. page), utilities of water, electricity, and gas (for rentals over 30 days) if exceeding € 150.00; fee for registering the contract (which in accordance to Italian law must be written in Italian), for rentals over 30 days, equal to 1% of the total rental price (with a minimum fee of € 33.50) plus tax stamps.

Security deposit: For stays equal to or lesser than 15 days, all clients will have to grant € 300.00 with a valid credit card 7 days before check-in for a pre-authorization. For stays between 16 and 30 days, guests will have to pay €1000.00 7 days before check-in. Prepaid and/or debit cards are not accepted. For rentals over 30 days, special conditions apply.

The apartment is located in the Oltrarno district in Florence’s historic city centre. The name “Oltrarno” literally means “beyond the Arno” and this neighborhood which stretches along the south bank of the river represents a different facet of Florence than that of the area near the Duomo. The Oltrarno perhaps displays the true character of Florence and in general is slightly quieter, greener, and more relaxed than the other districts of Florence. Indeed many tourists tend to choose the Oltrarno for this reason. Traditionally an artisans’ quarter, the Oltrarno still boasts today many lovely antique shops and artisans’ studios (in particular furniture and leather-workers) and Via Maggio remains the focus of Florence’s thriving antique trade.

The Florence city centre is a ZTL zone which means a “limited traffic zone” and therefore special rules apply to when you can enter this area. This particular apartment is in fact located within the ZTL zone so this means that if you are thinking of coming to Florence by car and wish to drive around and park, then you will need to pay special attention to the road signs, CCTV cameras and access cameras (they will show either a red/green light) in order to avoid receiving fines. Guests who need to travel within the ZTL zone by car to reach their apartment are advised to contact one of the private garages in the centre (the one nearest the apartment you are staying in) and obtain a temporary access permit. Upon arrival at the garage, guests must specify they need access for the ZTL and the garage will then note the vehicle’s number plate and forward it to the appropriate police headquarters.

This property for rent is not a hotel, agritourism, B&B or similar, and therefore by law, extra services similar to those you may find in these types of accommodations, such as a reception, concierge or security, receiving mail, provision of meals and drinks, cleaning and change of linen during your stay, and amenity kits with soaps etc. are strictly prohibited.
