External Description
The Carmine apartment is on the ground floor of a building on Via del Leone, a street in the traditional Oltrarno area of Florence near Piazza del Carmine. The apartment has an internal courtyard allowing the property to be peaceful and quiet, which is not always easy to come by when in the centre of Florence.

Internal Description:
The (110 m2 / 1184 sq.ft) apartment has 2 bedrooms and 2 full bathrooms and can sleep up to 4 guests. The second bedroom only has a sofa bed. The entrance to the apartment opens out into the cozy and spacious living room which has been elegantly furnished and opens onto the internal courtyard. Here, guests will find a comfortable sofa facing the TV and behind the sofa, there is the dining table which seats 6. From this room a corridor leads onto the traditional kitchen with attractive blue and white ceramic tiles and separate pantry with medium sized refrigerator-freezer. Further on down the corridor you will find the master bedroom, furnished based on a green theme where you will find a bed (120 cm wide), patio door onto the internal courtyard, the en-suite bathroom complete with tub and hand held shower. There is a spiral staircase which leads to a small storage space.
Along the corridor you will come to another bedroom with a sofa bed. Next door to this bedroom the guests will find a small bathroom with shower. The apartment has ample storage space and boasts traditional wooden beamed ceilings and original Florentine cotto floors, apart from the bathrooms where you will find marble tiles. The wooden ceilings along with the skylights create a very cozy and warm atmosphere.

Pricing Information:
Included in the price: Utilities included up to € 120.00 (for stays up to 30 days), final cleaning, towels and sheets provided, condominium fees, and agency fees.
Not included in the price: Tourist tax of €2.50 per person (over the age of 12) per night, for the first 7 nights (for information regarding exemptions and reductions, see our F.A.Q. page), utilities of water, electricity, and gas (for rentals over 30 days) if exceeding € 120.00; fee for registering the contract (which in accordance to Italian law must be written in Italian), for rentals over 30 days, equal to 1% of the total rental price (with a minimum fee of € 33.50) plus tax stamps.

Security Deposit:
All clients staying up to 30 days will be required upon arrival to provide a valid credit card as a guarantee for the security deposit. For rentals over 60 days special conditions apply.

Area
The apartment is located in the Oltrarno district in Florence’s historic city. The name “Oltrarno” literally means “beyond the Arno” and this district which stretches along the south bank of the river represents a different facet of Florence to that which is found near the Duomo. The Oltrarno perhaps displays the true character of Florence and in general is slightly quieter, greener and more relaxed than the other districts of Florence. Indeed many tourists tend to choose the Oltrarno for this reason. Traditionally an artisans’ quarter, the Oltrarno still boasts today many lovely antique shops and artisans’ studios (particularly furniture and leather-workers) and Via Maggio remains the focus of Florence’s thriving antiques trade.
Over time the Oltrarno became a rather chic area and many aristocrats chose this neighbourhood to build their villas and palaces, the largest of these being the Pitti Palace, which became the home of the various Grand Dukes. Today this sumptuous palace houses several important museums which rank amongst the best in Florence. Other major sights the Oltrarno has to offer are the Cappella Brancacci with its fabulous frescoes, Piazzale Michelangelo with its breath-taking views over Florence, the magnificent church of San Miniato, (one of the highest points in the city of Florence and also one of the best examples of Romanesque architecture within Tuscany) together with the most famous and oldest bridge in Florence, Ponte Vecchio, home to a glittering array of jewellery shops and goldsmiths.
Extending up the hill from the Pitti Palace are the formal Boboli Gardens, an outdoor museum of garden sculpture that includes Roman antiquities as well as 16th and 17th century works. The Oltrarno is famous for its wine bars such as Olio & Convivium, authentic trattorias serving typical Tuscan cuisine, including Il Santo Bevitore, I 4 Leoni and Il Magazzino, not to mention the wonderful fresh produce market held every morning in Piazza Santo Spirito. For those choosing an apartment in this area the Oltrarno quarter also offers a choice of grocery stores, patisserie, bakeries, gift shops and much more.
